Topline Roofing - Takapuna Lake Road Residential Project
Topline Roofing recently gave a new lease of life to a combined residential and commercial building on one of Auckland’s premier streets on the North Shore.
Unlike most of Topline Roofing’s residential projects, this particular project proffered a number of obstacles and challenges for our experienced team. It put our resolute team’s substantial skills and expertise to the test. It required us to have an innovative approach, the ability to think on the spot and adapt, which we’re proud to say, resulted in a fantastic result!
The building was originally constructed in the early 1900’s, where strength standards were not as comprehensive or stringent as they are now, so extra care had to be taken to account for potentially hazardous structures. Additionally, the busy Lake Road meant that safety risks from people and passing cars were even higher.
At Topline Roofing we adhere to strict health and safety standards, and this job was no exception. In this instance we needed to apply to the transport authority, scheduling to close one lane of the road so we could install scaffolding to the roadside property. We also then attached scrim to prevent debris falling onto the road and footpath causing injury or damage. Compliance, best practice and ensuring health and safety standards are met is all part of the service.
Once the existing roof was removed, the team discovered rusted stays were the sole support system for the extensive veranda. The Topline Roofing team remedied this by fabricating and welding new stays on-site, to support the refreshed roof sheets and flashings.
Behind the existing house was a rental office that our team re-roofed with a 45’ pitch, as well as a lean to rear roof. This office roof included internal gutters as well as full roof space insulation and replacement of rotten purlins. This also required fabrication of custom gutters to cope with the rainfall catchment, also designed and made by Topline. We also enlarged the downpipes.
As the project managers on this site, we bought in sub-contractors to upgrade the storm water drainage including new cesspits and channels. The same contractors also did the landscaping, which required building a new fence and gate as well as install a nib wall to separate the space from the neighbouring property. They then laid concrete pavers and cobblestones to bring the landscapes back to life to reflect the stunning new roof.
Because of the unique roofline and divided spaces, each section had different colour schemes using the ColorCote system. Our experienced roofing team also replaced sections of timber cladding on the veranda as required.
